We buy houses that need work across California's Central Valley, from Sacramento down to Bakersfield, and we close with cash. A lot of what we buy comes to us through agents and brokers, and we want to be the investor you text first when something needs work.

What we're looking for

Single family homes and small multifamily in any condition. Dated, deferred maintenance, fire or water damage, tenant or squatter situations, probate, code issues, inherited houses that nobody wants to fix. Off market is our focus, but we'll look at a listing if the seller is negotiable or has a situation we can help solve.

How we work with agents

You can represent us on the buyer side, or we pay a commission on anything that closes. We buy as-is, no repairs, no contingencies beyond a short review, and we close on the seller's timeline. Some of the properties we purchase are renovated by our team and some are sold to other investors we work with before closing. Either way, the seller closes with us.
